You can own a beautiful vacation home for a fraction of the cost of any other real estate alternative while enjoying 100% of the benefits. Each unit has a full kitchen, living & dining room, full baths, color cable TV, fireplace, a balcony or deck, and each unit comes equipped with dish ware, cookware, and linens. The ownership is equally divided between you and three other "owners" with each owner receiving a deed for their share and owning one week every month. There is no joint liability, and you make your own decisions on whether to use it, rent it or trade it. Quarter Ownership at Saddleback Village is affordable, flexible, and fun.
Does it matter which week I purchase? No, there is an A, B, C, and D week. Each owned week begins on a Friday afternoon. If you purchase an "A" week, you will always have an "A" week. No one-week is better than the other. The Calendar changes annually. Each year your week advances to the next week within the month (i.e. in 2008, "A" week is 1/4 - 1/11; in 2009, "A" week is 1/9 - 1/16) to provide each homeowner the fairness of vacationing during different weeks throughout the years.
What is the process of purchasing a vacation quarter? Like any other home, you submit a Purchase and Sales Agreement in writing. We will ask for a $1,000 refundable deposit check to initiate the process. After a 14 day due diligence period, we ask for an additional deposit in the amount to equal 10% to hold in our escrow account. The full amount of the deposit goes toward your quarter share purchase, and will appear in your closing statement as a credit towards purchase. A Vacation Quarter Share can be a mortgaged or a cash transaction.
Is there financing for vacation quarters? Yes, we have made arrangements with three local banks and a national lender who will finance quarter share ownership of condominiums at Saddleback. Many people also take a home equity line of credit, which can be at a lower interest rate and tax deductible. Some use a home equity loan to finance the down payment.
What are association dues, and how much are they? Association dues are quarterly fees paid to the quarter share association for your unit and vary based on the number of bedrooms. Fees run about $870.
What is included in the quarterly dues? Dues include building maintenance, replacement reserve fund, snow and trash removal, recycling, landscaping, insurance, and access to the Rangeley Lakes Trail Center Cross Country trails.
Are there any other fees? Yes, there are fees. Sewer fees are $95 per owner per year. Utilities (electric and heating oil), satellite TV, phone, and weekly cleaning are either divided among the four owners or billed based on usage. Fees are billed quarterly. Taxes per owner range from approximately $275 for a 1 bedroom unit to $790 for a three bedroom unit per year.
What are the recreational facilities and amenities on the property? They include: Saddleback Ski Area with a diversity of terrain that is second to none. The Rangeley Lakes Trails Center located on Saddleback Mountain offers cross country skiing in the winter and mountain biking in the summer. Throughout the 8,000 acre Saddleback property there is a hiking trail system, and at Saddleback Lake are picnic tables, charcoal grills, kayaks and canoes. Our Saddleback Owners are welcome to reserve and use the Club House for those special functions.
Can I rent my unit? Yes. Saddleback Village has an aggressive rental program. With the current Rental Contract, Owners receive 60% of all rental income. You must sign a rental agreement stating the weeks that are available for us to rent. You can change the rental status of your unit for a particular week by using the Owner's feature on SaddlebackLodging.com to put your unit into the rental pool or remove it from rental for that week. Rental income varies significantly depending on the time of the year, your use of your unit, and should be considered supplemental income.
Is Saddleback Village affiliated with Interval International? Yes, we are affiliated with Interval International. As an owner at Saddleback Village, you have the right to use Interval International's global vacation travel system.
What is Interval International? Interval International is a vacation exchange program. Saddleback pays the first three years ($399). You may deposit a week with Interval International and exchange it for a week at one of the thousands of vacation destinations available to you worldwide. The fee for each exchange is $175 payable to Interval. This is a great option for those who would like Saddleback Village to be their "base" vacation home, but still want to travel to other vacation destinations.
